An Owner's Representative (OR) is a professional construction expert who acts exclusively on behalf of the property owner throughout the planning, design, and construction process. Unlike the architect, contractor, or developer β€” who each have their own business interests β€” an Owner's Rep works solely for you. We represent your interests, manage your project team, protect your budget, and advocate for your vision at every stage of the project.
The earlier you engage an Owner's Representative, the more value you receive. The ideal time is before you've selected an architect or begun any design β€” when we can help you define the right project scope, establish a realistic budget, and select the best delivery method. That said, we can add value at any phase, even if construction is already underway.
A General Contractor builds your project and manages subcontractors. An Owner's Representative manages the GC on your behalf β€” we are your advocate, not the builder. We review the GC's pay applications, challenge their change orders, monitor their schedule, and inspect their work quality. We have a fiduciary duty to you; the GC has a financial interest in maximizing their profit on your project.
Our fees are typically structured as a percentage of total project cost (usually 2–5% depending on project size and complexity) or as a fixed monthly retainer. While there is a cost, effective Owner's Representation almost always saves owners significantly more than it costs β€” through better contractor negotiations, prevented change orders, avoided delays, and higher quality outcomes. Communication is at the core of our service. Every client receives a monthly project status report, weekly meeting minutes, and access to our project management platform where they can view the current schedule, budget, and open issues at any time. We also provide a single point of contact β€” your Project Manager β€” who is available to answer questions and update you on any developments. You should never be the last to know what's happening on your own project.
Yes. If you've already selected a contractor, BXR can still provide significant value as a Construction Manager and Owner's Representative during the construction phase. Our project controls team provides monthly cost forecasts so you always know where your final cost is trending.
Our early warning systems are designed to identify cost and schedule problems while there's still time to course-correct. If we identify a trending overrun or delay, we immediately analyze the cause, develop options for recovery, and present you with clear recommendations.
